During the life cycle of a building the installed engineering services will at some stage reach the end of their economic useful life, requiring substantial repairs or replacement. Alternatively changes in occupancy, use of the building or legislation may require works to upgrade or replace plant and systems.
It is good practice in all premises to pre-plan future replacement, upgrade or repair works in order to allocate budgets for the required works, however, this practice is absolutely essential in investment property, in order to establish the future service charge levels and ensure that continuity of services is maintained in accordance with lease obligations.
The Facilities Management Group has extensive experience in developing forward works programmes for engineering services in order to pre-plan costs and “windows of opportunity” for implementing the works whilst minimising impact on the premises.
Information relating to plant life cycle is usually gathered via a combination of periodic technical audits and/ or specific condition surveys.
Importantly, with our detailed operational knowledge, we are able to give practical advice on, wherever possible, extending the life cycle of existing plant to meet business or investment strategy requirements and therefore delay the need for total replacement. |
